Gilbert Arizona: Community Overview

Gilbert Arizona, is an incredible city filled with so many unique and wonderful communities. We will provide an overview and link to more detailed information for each community below.  But before we do, let's dive into what makes Gilbert on a whole so special. 


In the late 1800's much of the local area was farm land owned by William "Bobby" Gilbert which is where the city gets its name.  In the early 1900's Gilbert was known at the "Hay Shipping Capital" of the world.  With huge farms of hay, most of the land was used for agricultural purposes, where families and community members gathered around particular lands they were farming together.


Interestingly enough as late as 1980, Gilbert was still home to only 5,000 residents. Fast forward 40 years and Gilbert is home to nearly 300,000 residents.  During that 40 year period Gilbert underwent a massive transition. Farm land was being purchased by residential real estate developers and the local area underwent an incredible change within only a couple of decades.


During that time, Gilbert was consistently listed as one of the fastest growing cities in America.  With constant double digit growth, new homes, and comparatively low cost of living, Gilbert became a destination for families across the country.  Gilbert is part of the larger Phoenix Metropolitan area.  Located south east of phoenix the area is considered the south east valley together with other local and growing cities: Tempe, Mesa, Chandler, Mesa, and now the rapidly growing Queen Creek.


These communities are thriving with both small local business and increasingly large corporations like, Honeywell, Intel, Microsoft, Suntech chips, IBM, Banner Health, Pets Smart, Avnet, Savvas, etc. al having some type of head quarters in the larger south east valley area. 


Ok, lets get to it and highlight some of the great communities within Gilbert:


San Tan Ranch

San Tan Ranch, was built between 1998-2004.  The community covers 580 acre's of land close to the San Tan Mountains in Gilbert Az.  The community consists of 1,800 single family homes.  Many of which are single family single story homes.  Some of the homes are two stories.  The typical home in the community has between 3-5 bed rooms and 2-4 bathrooms.  The homes can range in size from 1,300 sqft all the way up to 3,800 sqft.  The community has a great location with schools, shoppings, entertainment and freeways to greater phoenix.  Homes can range between $400,000-$800,00 depending on the size.


Power Ranch

Power Ranch is one of the largest residential developments in Gilbert. It is located directly east of San Tan Ranch but it covers more city square miles that San Tan Ranch.  Power Ranch was developed between 2000 - 2014 and is made up of 11 additional smaller neighborhoods.  There are bike and walking trails that cover over 26 miles and the wind and wander through the 11 neighborhoods that make up Power Ranch.  Home prices can range from $500,000 up to just over $1 million dollars.  Power Ranch is unique not only for its size but it also has a senior community and Trilogy Golf Course for local residents to enjoy.


Just outside of Power Ranch borders are various educational and shopping opportunities. San Tan Mall, Agritopia, Gateway Shopping, Arizona State University Poly Technic Campus, Chandler-Gilbert Community College Williams Field Campus, and the Gateway airport are all short drives from Power Ranch.


Coronado Ranch

Coronado Ranch, sits just south of San Tan Ranch and directly east of one of Gilberts favorite and largest public parks: Gilbert Regional Park. The community was built between 2001 and 2004.  House can range in size from1,500 sqft up to 4,000 sqft and typically have between 3-6 bedrooms and 2-4 bathrooms.  In early 2022, the median sale price for a home in Coronado Ranch was just under $600,000.  In addition to the well planned community Coronado has several local favorites, the parks, trails, local coffee shops, and schools are all family friendly and help create a small town feel.


Bridges at Gilbert

The Bridges at Gilbert is directly south of Coronado Ranch. It is a 480 acre community located in south Gilbert.  The community has homes that range in size from 1500 sqft all the way up to 4500 sqft.  There are a total of 1600 single family homes that were built between 2014 and 2017.  As of early 2022 the median home for the community was around $700,000.  Keep in mind there are larger homes that have recently sold for over $1 million.  Similar to Coronado the proximity to Gilbert Regional park is a major perk.  Families can easily walk or ride their bike.  This gives the community privacy from the park traffic but access to all the events, like food trucks, national holiday celebrations, fireworks, concerts, sports tournaments etc.


Marbella Vineyards

Marbella Vineyards was built between 2005 and 2017.  Similar to most of the neighborhoods in Gilbert, the community consists primarily of single family homes ranging from 3-6 bedrooms and 2-5 bathrooms.  The square footage of a home in Marbella can range from 1700 sqft - 4500 sqft.  This allows the community to provide housing for numerous price points and create a welcoming clean, safe and affordable housing options for residents. One of the unique things about Marbella is they have a frisbee golf course and a community basketball park.

 

Seville Golf and Country Club

Seville is one of the larger communities in Gilbert.  Is was built between 2001 - 2020, and contains a golf country club as well.  Seville is located in the furthest south portion of Gilbert.  Homes that are on the other side of Riggs blvd the southern border of Seville are in Queen Creek.  The golf course provides local residents with easy access to a scenic 18 hole championship golf course. Many of the homes have scenic views from their back yards to various holes through out the course.  Seville residents reside in Gilbert, but they are zoned for the prestigious Chandler Unified School District.

Chaparral Estates West

Chaparral Estates West is an incredible community in central Gilbert.  When the community was first built it would have been considered south east Gilbert, but with all the additional construction and home builds that have taken place within Gilbert it is now considered central Gilbert.  It is a short 10 minute drive to downtown Gilbert and all the restaurants there.  It is zoned for the prestigious Williams Field High School, and it is convenient distance to the 202 freeway for easy access to Chandler, Mesa, and Tempe communities.


Spectrum at Val Vista

Spectrum at Val Vista is a community that was developed and built by William S Lund former son-in-law of Walt Disney.  The community boasts green belts, walking trails, access to local public schools, and a professional HOA to protect and grow the value of the homes and the families that invested in the community.


Morrison Ranch

Morrison Ranch is another well planned and executed master community.  Morrison Ranch is one of the larger developments in Gilbert. It boasts thousands of homes and numerous community features like fishing, walking trails, business center, green belts, and dog parks.


Val Vista Lakes

Val Vista Lakes is a community in northern part of Gilbert Arizona.  The community is unique because it has man made lakes and canals throughout the complex.  The lakes provide fresh landscape and view in the midst of the desert communities. 


The Willows

The Willows community is a small community in the southern eastern part of Gilbert.  The community has numerous community parks, two community pools, and tons of kids out daily enjoying playing outside with their neighbors.  The community is ideal community for both first time home buyers and investors alike.  The community was built early 2000's with many 3,4, and 5 bedroom floor plans.


Agritopia

Agritopia is a wonderfully master planned community the mixes residential and commercial purposes.  The community has unqiue and varied floor plans with a focus on front porches to assist neighbors getting to know each other.  The community also has unique coffee shops, restaurants, and even unique one of a kind convenience stores.


Neely Commons

Neely Commons is a cute community that is located central Gilbert. Neely commons is located right next to Western Skies Golf club making it an ideal location for a golf lover.
